How much are the HOA dues and what do they include?

The HOA dues are $139 per quarter which includes lighting, street and trail maintenance along with administrative costs.  The HOA dues also include reserve items for streets, street lights and retaining wall.

What is the minimum square footage required for a home and attached garage?

Single-story homes shall have a minimum of 2,000 sqft of finished living area.  Two-story homes shall have a minimum of 2,400 sqft of finished living area.  These minimums do not include the garage, porches or decks.   The minimum attached garage size is 22’ x 24’. You may also have a detached garage or other detached structure.

What are the architectural requirements for the outside of the home?
Homes are required to include a strong architectural accent or stone trim on the front.  Materials must be compatible with an upscale neighborhood and may include wood siding, vinyl, cedar shingles, stone, brick, metal, concrete, stucco or glass.

What are the landscaping requirements?
Each home is to have two (2) accent trees.  These trees may be Amur Chokecherry, Canadian Red or Mayday and have a caliper of at least two (2) inches in diameter.

What are the required set backs?
 The front yard setback is twenty (20) feet from the right of way public roads or fifteen (15) feet from  the edge of the pavement of private roads.  The side setback is twenty-five (25) feet and rear setback is
  fifty (50) feet.

Am I able to fence my back yard?
Yes, fences are allowed to enclose a yard area.  Fences shall not exceed six (6) feet in height and
shall be painted to match the home.

What is the rule regarding pets and chickens?
No more than four (4) dogs and or cats are permitted per Lot and may not be bred for commercial    purposes.  No more than six chickens are permitted per Lot and must be kept in a fenced area in such a manner as not to attract predators into the area. Coops may not be visible from the street and must be  aesthetically compatible with the dwelling.
